Q: Am I required to make my property available to Section 8?

No, you are not. Registering a property as Section 8 approved is optional and involves a separate process that is not required by Yellow Card Management.

We maintain an after-hours emergency line for tenants. Unless there’s an urgent or catastrophic situation, we typically operate within standard business hours: Monday to Friday, 9 AM to 5 PM.

Yes! In fact, we require electronic transfers for all payments. This method is faster, more secure, and ensures accurate record-keeping.

We’re happy to share our standard lease and addendums with property owners, but you don’t need to sign them, as we handle lease execution with tenants on your behalf.

Yes, we’re a licensed real estate brokerage and can assist with buying, selling, and managing rental properties in the Hinesville area.

Owner funds are disbursed on the 26th of each month to ensure timely and organized payments.

Rent is due on the 1st of each month, and we begin our late rent collection process on the 5th, including notices, phone calls, and texts. If rent remains unpaid by the 15th, we may discuss payment plan options or initiate eviction if necessary.

Our standard lease term is 12 months, though 18- and 24-month leases are increasingly common based on owner and tenant preferences.

The standard deposit is equal to one month’s rent. In some cases, if tenants fall just short of criteria, we may request a deposit up to 2x the monthly rent.

Typically, we require one week to initiate services, but we can expedite the process if needed.

We manage single-family homes, condos, duplexes, triplexes, fourplexes, and sixplexes, all leased on a long-term basis (6 months or longer). We do not currently manage short-term rentals.

Owners receive monthly statements and can request additional customized reports as needed.

All security deposits are held in a dedicated trust account for tenants, ensuring full compliance with state regulations.
